Residences at the Six
The applicant, TDC Parcel N Investor, LLC, is proposing a mixed-use, multifamily development at the intersection of America Boulevard and East-West Highway. The subject property is 2.42 acre lot located at 6400 America Boulevard and contains an existing surface parking lot. It is within the Prince George's Plaza Transit District Overlay Zone and part of the Downtown Core Character Area.
The applicant is proposing the development of an eight-story, 400,000 square foot mixed-use building within 300,000 square feet of residential uses, 12,000 square feet of interior amenity space, and 2,000 square feet of ground-floor commercial uses. The project will create 316 units of multifamily housing and a mix of studios, one-bedroom, and two-bedroom units. The project will feature a structure parking garage with 272 parking spaces that will accessible from America Boulevard and Liberty Lane. Spaces will be dedicated to residents of the building as well as visitors and retail users.
The development will be the County's first multifamily building built to National Green Building Gold Standard. Additionally, 75% of units will be affordable to low and moderate-income households.
City Council and Planning Board Action
The applicant first presented their plan to the City Council and Planning Committee in July. The project came back before the City Council for Discussion and Action in August 2021. On November 18, 2021, the Planning Board approved the application with conditions.
In August 2022, a groundbreaking ceremony took place to kick off construction on the project. Construction is underway and ongoing. Delivery of the project is expected in 2024.
